There are generally five elements to successful custom building for the web:

A detailed understanding of the commercial purpose of the work to be carried out (is it for internal use or for an external audience to use and harvest information from?)

Agreement of functionality required including links into existing business systems (does it link into Business Builder / PC systems? Can users order on line, and what happens to the orders? are you maintaining news sections etc or us?)

Agreement of the style, or "look and feel"(so its not developed on the run)

Agreement of how you will drive people to the site with a budget

Agreement of a capped price for the work and support(This normally means a detailed specification will be produced and agreed before work commences)
